Free roofing contract template
Both need a free account, which includes five documents a month with no card. “Use this template” opens it in GSD with the signature fields already placed; the download gives you the blank document to use however you like.
When you would use it
Roofing contractors use this for residential tear-offs and re-roofs. It names the property, the scope in squares, the materials, the price and the warranty, and it says who cleans up. Signed before the crew arrives, it is the document that keeps a change-order conversation from becoming a lien conversation.
What the document says
The roofing contractor (provider) will perform the work described below at the property listed, for the stated price. Materials and workmanship conform to the manufacturer’s installation requirements and applicable building code.
What you fill in
- Property address e.g. 40 Oak Ave, Riverton
- Scope of work e.g. Tear-off + re-shingle, 24 sq
- Price e.g. $11,800.00
Who signs
- Customer: signs first
- Provider: signs after the customer
Terms included
The provider furnishes labour, materials, and debris removal for the scope above. The work area is left broom-clean, and nails are swept with a magnet. Workmanship is warranted per the provider’s stated warranty; manufacturer warranties pass to the customer. Payment is due per the agreed schedule. The customer signs first; the provider countersigns.
Common questions
Does this cover insurance claim work?
The template covers the contract between you and the homeowner. If the job is an insurance claim, add the claim number and the deductible handling to the scope before sending. Insurers tend to ask about those later.
How is the warranty handled?
Workmanship is warranted per your own stated warranty, and manufacturer warranties on the materials pass through to the homeowner. State your workmanship term explicitly rather than leaving it to the manufacturer paperwork.
Sending it for signature
Open the template in GSD, fill in your details, and enter the other party's email. They get a link and sign in their browser on any device (your signer needs no account and nothing to install), and both of you get the completed PDF with an audit trail recording every view and signature, plus a SHA-256 hash so any later change is detectable. Electronic signatures collected this way are intended to be legally binding under the U.S. ESIGN Act and UETA. See security & legal validity for the detail, and pricing for what it costs (the first five documents each month are free).
This template is a starting point, not legal advice. Read the terms and edit them to match how you work, and check that electronic signing suits your document type and jurisdiction before you rely on it.
